OK the rental yield of 4% was for residential properties. For commercial properties rental yields are much higher and the borrowings are in foreign currency (lower rate). The only issue being that the INR keeps depreciating against SGD and so the earnings get impacted adversely unless they hedge against this depreciation.

Btw, for IndiaBulls reit whats the dividend yield so far ???

No dividend yet because they are still constructing a residence block. I figured that I need to send it into deep-freeze mode after reading your post.

oh residential block still under construction in India .... All the best bro ... You need to do a Warren Buffet ... Buy and hold forever.

A better buy would have been Ascendas India trust if at all you wanted any property exposure to India. But the best thing would be avoid any India fund till oil (Brent) drops to 70/bbl or atleast till 2H2012.

Many Indian corporates seem to be have been hit by the sharp rally in USD and all of these would get reflected over the next 3 qtrly results starting from Jan 2012. Shame they din't learn the lesson from last time in 2008-09.

I bought a lot during the selldown. I got a very nice figure now.

I went to visit a roadshow for overseas serviced apartments lately.

I think it was a poor deal:
- lock-in period 10 years
- first 5-years guaranteed 5% rental income
- next 5-years "depends"
- worse of all, the prime units are blocked by developers
Basically, they expect the buyers to pay for the whole project while they keep the prime units and continue to get management income for 10years after completion.

I can only wait. When they move, the margin is triple digits. I believe you notice the penny rally lately. You cannot preset a target sell-price and obediently selling them away the moment the price is hit. For all you know, it could be the beginning of a real uptrend when your target price is crossed. Offloading them for mediocre profits means forgoing the meat.

My humble opinions. I many not be right but I got to start somehow.
